Developed in collaboration with Steven Holl Architects, this project proposes a new building typology, “Parachute Hybrids.” We propose to combine tower slabs with lower horizontal extensions forming large public garden spaces to indicate the history of the site as a paratrooper air field. Large circular openings give special geometry to the towers. Many of these circular openings align across space, extending the spatial experience of this special place. The master plan is organized to shape public space with maximum sunlight exposure.
The buildings are porous at ground level with large passages every 50 meters or so in plan. While the main program is residential, programs like health spas, pools, cafes, lounges are indicated by large curve cuts. The school and the kindergarten also have unique architectural expression. Utilizing the environmental excellence of a double facade in a new domestic expression, a thin single layer of Operable Glass encloses apartments, all of which have outdoor balconies with a wood slatted facade on the inner exterior wall. This allows for capturing the warm winter sun or sitting outside on the balcony in summer with glass that slides open. Green roofs, Solar Peroglas, rainwater recycling and potential geothermal heating & cooling provide high sustainability of the building.
